Since the late 1980s Squaw Valley has sprouted several private home subdivisions. They are, in order of establishment: Squaw Summit, Hidden Lake, Homesites at Squaw Creek, Painted Rock, Squaw Creek Estates and Creekside Estates. Each of these subdivisions offers the owner something a little different.

Squaw Summit was established in 1985 as a private and exclusive subdivision. Much of it’s prestige is derived from it’s location, which is one of the highest residential points up the mountainside therefore reaping the most dramatic views of Squaw Valley ski area. It is a planned unit development which was originally composed of 8 parcels and later two additional parcels were annexed into the community, making 10 total. The PUD has set building pads in which to build homes, and then each owner enjoys exclusive use areas around their pad. The subdivision offers beautiful views of the ski area, a tennis court and easy access to hiking trails and backcountry skiing and boarding.
Hidden Lake was founded in 1988 as a private gated community. This established neighborhood offers views of Squaw Valley ski area, southern exposure, private roads, a lake, and 2 tennis courts. The lake, for which the subdivision was named, is spring fed, about 6 to 8 feet deep which allows for swimming in the summer. In the winter months the lake freezes and some home owners enjoy early winter ice skating. Hidden Lake is a planned unit development which was originally composed of 35 parcels with two additional parcels annexed into the community. The PUD has set building pads in which to build homes, and then each owner enjoys exclusive use areas around their pad.
Homesites at Squaw Creek was established in 1990 as a private exclusive community along the South side of Squaw Valley adjacent to the Resort at Squaw Creek Condo/Hotel Complex. It is composed of 48 residential parcels, 12 of which front the Robert Trent Jones Jr. designed 18 hole golf course. This subdivision winds up the mountainside allowing for some Squaw Valley ski area and mountain views. At this point in time, Homesites at Squaw Creek has an agreement with the Resort at Squaw Creek Complex regarding use of their amenities. Details and disclosures regarding this agreement are available from the general manager’s office at the Resort at Squaw Creek.
Painted Rock was established in 1998, as a private gated community, composed of 35 residential parcels. It is located at the east end of Squaw Valley and a portion of the subdivision is bordered on the south side by Squaw Creek. Painted Rock features a gated entry, private roads, playground for young children and pleasant views. The views include distant vistas of the ski area and great views of Painted Rock, a naturally multi-colored rock in the Truckee River corridor, for which the subdivision is named. At this point in time, Painted Rock has an agreement with the Resort at Squaw Creek Complex regarding use of their amenities. Squaw Creek Estates was established in 1999 as a private exclusive community, composed of 6 parcels of residential real estate. It is located along the south side of Squaw Valley. The subdivision offers easy access to the bike trail, ski area and golf course views.
Creekside Estates (formerly known as MasaTi) was established in 2004, as a private community. It is located at the east end of Squaw Valley and is bordered on the north side the Squaw Creek. It is composed of 24 residential parcels. Creekside Estates enjoys some distant vistas of Squaw Valley ski area and some views of Painted Rock, a naturally multi-colored rock in the Truckee River corridor. The subdivision is growing and changing each season as it becomes more established.
